EPA Water Recovery – How Property Managers Can Avoid Costly Fines

This article was published last week in the Fall 2012 edition of the Colorado Real Estate News, the official publication of the Division of Real Estate. It was written by Joel Shorey, a real estate broker in Denver for 35 years, and President of Wash On Wheels (https://washonwheels.net), a Denver pressure washing company that specializes in water recovery.

Denver, CO (PRWEB) November 12, 2012 – Property managers who don’t know the regulations for water recovery can get themselves and the property owners fined. Letting wastewater from pressure washing (also known as power washing) run into a storm drain is an EPA violation. Brokers who act as property managers for commercial buildings, HOA’s, or even those responsible for a listing with an out-of-town seller must be aware of the regulations.

“We get calls every week from property managers who are not aware that letting the wastewater from pressure washing go down the storm drains could get them fined,” said Joel Shorey, President of Wash On Wheels.

The article titled “EPA Water Recovery – How You Can Avoid Costly Fines” was written by Joel Shorey to help brokers understand how the regulations affect them. It was published last week in the Fall 2012 edition of the Colorado Real Estate News, the official publication of the Division of Real Estate.

Stormwater regulations began in 1972 when Congress passed the Federal Water Pollution Control Act, also known as The Clean Water Act. The Clean Water Action Plan of 2010 contains new stormwater regulations that affect owners, property managers, as well as service providers. One part of the new plan is to “strengthen oversight of the states.” And if the state doesn’t enforce the stormwater regulations, the EPA will take over – which benefits no one.

Wash On Wheels, the largest pressure washing company in the Denver metro area, specializes in water recovery. They have dealt with grease spill cleanups in shopping centers – from Aurora and Arvada to Boulder and Pueblo – where inspectors were on site to make sure the cleanup was done the right way.

The wastewater has to be controlled, collected, and disposed of properly. Pressure washing contractors who can’t handle situations like this correctly can cause huge problems for themselves, the owners, and the property managers who hired them.

As a former full-time property manager, Shorey knows how difficult it can be to stay on top of all the regulations. Property managers deal with so many different industries – electricians, plumbers, carpenters, lawyers, surveyors, landscapers – that knowing all the regulations can be a full-time job.

Calling a contractor who does the job the wrong way can be more than a headache. For example, a property manager who hires a company to repair drywall on an old building needs to make sure the company handles the asbestos removal the right way. Knowing the regulations can be the difference between succeeding and going out of business.

Investors expect the property manager they hire to know all the regulations. They want an investment that doesn’t require them to deal with contractors and tenants themselves. Those brokers who can provide investors with that security are usually as busy as they want to be.

Wash On Wheels specializes in EPA water recovery and includes it with their pressure washing service at no extra charge.
